From the first viewing to the deed, with you and in your language
Buying or selling in Spain from abroad isn't hard because of the price — it's hard because of the paperwork. We don't hand you a lawyer's phone number. We do it with you.
Who you'll be dealing with
Ludivine Adolphe, French. French is her mother tongue and Spanish her second language; she also works in Catalan and English. Around 70 % of Bella Vista's clients are French, and that is why the agency works the way it does: this isn't a translated service, it's the language the work is done in.
What we do with you, not by email
Seven procedures that, buying from abroad, usually end up costing two trips and a lawyer's fee. They're included.
01
The NIE
The foreigner's identification number — without it you can neither buy nor open an account. Appointment, forms and someone with you.
02
The bank
Opening a Spanish account, and what it takes for a transfer from your country to be accepted.
03
The notary
Preparing the deed and being there on signing day, translating what is read aloud.
04
The energy certificate
Required by law before a property can be advertised. We order it and handle the paperwork.
05
Electricity, water and gas
Connections and changes of account holder — where most people get stuck after signing.
06
IBI
The annual property tax: who pays it this year, how it's apportioned and how to set up the direct debit.
07
Municipal capital gains tax
The town hall's tax when you sell. Worked out before signing, not after.
Four languages, properly
English, Spanish, Catalan and French. Not a translated website — the person who answers the phone. At the notary, when the deed is read out in Spanish, someone translates it for you right there.
